Low Season
The season when guest occupancy and rates are lowest.

Maintenance
The act of maintaining and providing services to a property. Sometimes routine matters such as changing furnace filters, or changing locks. Generally differentiated from work necessary to correct damages.

Make Good Discount
When a guest is invited back to a property, for no cost, to compensate them for inconvenience incurred during the original stay. Usually referred to as just a "Make Good."

Market Share
The percentage of business within a market category.

Market Volume Market Volume
The total number of customers within a market category.

Maximum Occupancy
The greatest number of registered occupants allowed to inhabit a property. It may sleep less than this number. Unregistered guests are not allowed. Drop in guests are not allowed.

Media
Methods of disbursing information to a mass audience such as Radio, Television, Websites, Newspapers and other publications. Also referred to as the "Press", media are those which accept advertising.

Member
A person who has subscribed to any website membership plan.

Memberships
Customers who wish to utilize one or more of our websites must sign up for a Membership in that site. Each membership has a username, logon and Membership type. Some sites allow users to view some data before becoming members.

Merchant Account
In order to accept credit cards as payment from customers, a merchant must secure a merchant account from a provider, often a bank or financial institution. Merchant accounts can be difficult to obtain, and the merchant is required to pay fees and a percentage of the invoice amount to the provider for every transactions.

Mid Rise Building
A building, often used for office space and usually between four and 12 floors.

Mid-Term Rental
(A) a 30 day or longer occupancy, used to comply with regulations that prohbiti stays of less than 30 days. But usually not more than 45 to 60 days.

Missed Connection
If you miss your cruise or tour departure due to a flight delay of more than 3 hours but less than 24 hours, your insurer will reimburse you for the unused, prepaid non refundable expenses that you paid for your trip and for the additional transportation costs to join your cruise or tour.

Mountain View
When guests can see surrounding mountains from some area of the property, not necessarily from all area of the property. May include Full, Partial or Peekaboo Views.

Name Your Price
An offer to guests to specify the price they want to pay per night for lodging, and the manager then looks for lodging to meet their criteria

Network Member
A person who owns a local vacation rental company in a geographic location, that is a member of the Sunspots Network. They are the key person in the are and may have other people who work for them. A member may also be referred to as a Networker, Operator, Manager or Property Manager.

Network Operator
An alternate title for a person who owns a local vacation rental company in a geographic location, that is a member of the Sunspots Network. See Network Member.

Networker
Refers to employs or subcontractors of Sunspot Network Members such as housekeepers, maintenance personnel, office staff and so forth.

NextDoor House Watch Program
A program of visiting and inspection homes, offered to property owners when they are not in residence. Includes Periodic Visits, On-call or pre-arrival variations.

Night
In most lodging, guests do not rent "Days" but instead bookings are thought of as "Nights". The origin of this terminology comes from the traditional (Hotel, Motel) industry where guests frequently arrive in the afternoon and leave in the morning. Hence it is the night they are renting not the day.
